Roof Replacement Cost by House Size: 1,000 to 3,500 Sq Ft
Updated June 2026 · 6 min read
The fastest way to ballpark your roof replacement cost is by home size — but the relationship is not linear. Pitch, shape, and location all affect the final number. This guide gives you reliable cost ranges for the most common home sizes, broken down by material choice, so you have a realistic budget before calling anyone.

Why house size and roof size are not the same
Your home's floor plan is not your roof's area. The roof is always larger because of pitch, overhangs, and the fact that it must extend beyond the walls. On a typical 6/12 pitch with 2-foot overhangs, the roof area is 20–30% larger than the footprint.
| Floor plan | Footprint w/ overhangs | 4/12 pitch roof area | 6/12 pitch roof area | 8/12 pitch roof area |
|---|---|---|---|---|
| 1,500 sq ft | ~1,750 sq ft | 1,820 sq ft (18 sq) | 1,960 sq ft (20 sq) | 2,100 sq ft (21 sq) |
| 2,000 sq ft | ~2,300 sq ft | 2,380 sq ft (24 sq) | 2,570 sq ft (26 sq) | 2,760 sq ft (28 sq) |
| 2,500 sq ft | ~2,850 sq ft | 2,950 sq ft (30 sq) | 3,190 sq ft (32 sq) | 3,420 sq ft (34 sq) |
Includes 2-ft overhang on all sides and 10% waste factor. Two-story homes have smaller roof areas relative to total living space.
How pitch affects cost
A steeper pitch means more roof area (more material) and higher labor costs — roofers work slower and need more safety equipment on steep slopes. The combined effect can add 20–40% to the total cost compared to a moderate-pitch gable roof.
| Pitch | Area increase | Labor surcharge | Total cost impact |
|---|---|---|---|
| 4/12 (low) | +5% | None | +5% vs. 6/12 baseline |
| 6/12 (standard) | Baseline | None | Baseline |
| 7/12 | +4% | +10–15% | +14–19% |
| 8/12 | +7% | +15–20% | +22–27% |
| 9/12 | +12% | +20–25% | +32–37% |
| 12/12 (very steep) | +26% | +30–40% | +56–66% |
Regional price adjustments
Adjust the baseline figures above using these regional multipliers. Labor cost is the primary driver of regional variation — materials are priced nationally with smaller regional differences.
